Current Owner Search
This report includes all pertinent instruments, executed by the current owner, from the date of receiving full title to present day.
This search covers 24 months*, regardless of the number of owners during that time period; therefore, additional prior deeds and corresponding documents may be included.
The scope of the search includes the following information:

GIS Map
-
All available and/or referenced Plats
-
Vesting Deed
-
Chain of Title, covering 24 months of deeds, estates/probate records, any other transfers of interest

Open Security Instruments, including Mortgages, Deeds of Trust, Land Sale Contracts, Security Deeds, and any subsequent Assignments, Modifications, Subordinations, etc. (Note: If all security documents are found to be satisfied, then the release of the most recent mortgage is provided, as a reference).

Liens & Judgments, including UCC statements, Lis Pendens, Mechanic’s Liens, Civil Judgments, Divorces/Property Settlement Agreements, etc.

Exceptions and Adverse Items, such as Leases, Easements, Rights-of-Way, Trusts, Appointments and Substitutions of Trustees, CC&Rs, any other pertinent documents which do not directly transfer title.

Two Owner Search
This report involves includes all pertinent instruments, executed by the two most recent succeeding owners, from the date of receiving full title to present day.
This search covers 24 months and starts with a Full-Value conveyance.* The scope of the search includes the following information:

All available and/or referenced Plats

Vesting Deed
-
Chain of Title, covering 24 months of deeds, estates/probate records, any other instruments transferring subject interest.

This report includes all pertinent instruments, executed by each owner in the chain of title.
The length of search adheres either to the subject state’s standing legislation, including any Marketable Title Acts, or, in absence of any such legislation, to the established search parameters as provided by the major national underwriters.

Chain of Title, including deeds, estates/probate records, any other instruments transferring subject interest.

Note: If the subject property is a part of a land development/subdivision, then the standard practice is to stop the search at the developer’s deed, regardless of its date. However, if a client finds such practice to be insufficient, then at their request we will continue full search beyond the developer’s deed and cover the state-required number of years.

This is an update of a prior search performed by Pippin Title, from its effective date onward.
