Current Owner Search

This report includes a search from the current date backward to the present title holder and last deed for consideration, to find a warranty deed or other arm’s-length transfer on the subject property. The scope of the search includes the following information:

  • Deed conveyance(s) and full value deed
  • Open mortgage(s), assignment(s), modification(s), substitution of trustee (pertinent pages)
  • Open liens and judgments
  • Taxes
  • POA (If any)

Easements and restrictions are not acquired within the scope of current owner searches.

Two Owner Search

This report involves a detailed title search on the last two owners in the chain of title of the subject property. Report details include vesting deed, current tax status, county assessment information, open mortgages, active judgments, active liens, and legal description. All search requirements are subject to state laws and regulations, which may require stricter standards. The scope of the search includes the following information:

  • Deed conveyance(s) and full value deed
  • Open mortgage(s), assignment(s), modification(s), substitution of trustee (pertinent pages)
  • Open liens and judgments.
  • Taxes
  • POA (If any)

Full Search

This report includes all names in the chain of title and will report liens and judgments for all owners, current and past. The names must be run for general liens, such as judgments and federal tax liens, for the full statutory period applicable for the state. In addition, all defects, liens, and encumbrances specifically referred to in the documents revealed in the search will be reported as exceptions, unless properly disposed of. Search includes property lien, easements, covenants, conditions and restrictions, agreements, and resolutions and ordinances that affect real property. The scope of the search includes the following information:

  • All deeds and chain of title from specified no. of year as per State statute or from the Developer deed forward (whichever is the earliest)
  • Foreclosure documents (If any).
  • Pertinent pages of all open/unreleased mortgages
  • Copies of open judgment and liens
  • Taxes
  • Plat Map, if the property is platted and any other documents (Easement, Restrictions and any other docs) affecting the property

Full searches are stopped at the developer deed, since this condition satisfies the state statute for full searches in most states. If you wish to go back further in years on your full search, let us know.

Update Search

This search is performed starting from the completion of the previous title search to look for documents recorded in the gap period. Typically this search is performed prior to a closing, but it can be ordered at any time as needed. Update searches only apply to orders which Pippin previously completed within a 6-month timeframe. Otherwise, we consider them current owner searches.
